I assume that you have successfully developed a portfolio of properties and are now looking to maximise the return, release as much cash as possible for further investment and generally take advantage of the changing market conditions as we move from a “sellers” market to a “buyers” market.
The following are a few points to consider:
Apply for “Portfolio Landlord Status” with a lender such as Paragon where you are able to get fast-tracked decisions on any purchase, obtain light refurbishment funding along with development funding.
Look to buy existing portfolios of possibly run down properties, upgrade and carry out a mix of sell and hold.
Look at larger properties with potential for conversion into a number of units either to sell or let.
In every case look for opportunities that are either not available to smaller investors or are just too scary.
Consider moving out of the conventional buy-to-let funding market into the commercial finance market usually used by property developers.
There are plenty of funds available for investors with a provable track record provided that a comprehensive business plan is prepared and submitted to the lender in question with realistic aims & objectives.
